Recently, a client of ours appeared to be very concerned about a two-unit commercial strata he was interested in purchasing and requested we do an inspection.
They had no worries at all about things on the outside, however…
They were very concerned about cracks in the concrete floor, a crooked door and adjacent drywall not being even, leading the client to believe that there was structural damage to the building itself.
After these worries were shared, in 20 minutes or less, the client was relieved as we easily assured them those cracks in the floor were very normal for concrete, but were not deep enough to be a structural problem, nor had it sunken. No shifting or settlement was noted. No worries!
As for the “crooked door” – there were a few screws loose on the hinges and all would be straightened out as soon as they were fastened more securely. The door was only crooked within that metal frame.
The top edges of the drywall may not have looked so good, but were quite normal for that type of building – just cosmetic and the drywall itself was OK (no cracks, even).
The client was very relieved and their worry-lines were quickly turned into a BIG Smile.
