Property Manager Success Stories: Warranty Worries Washed Away

If you’re a property manager, one of the most important things to be aware of is your clients’ building’s warranties and what deadline dates come with them. We’ve run into countless situations where a property manager has forgotten about an important deadline until the last second and only then reached out to us for help.

For example:

Last month, we got an urgent request from a local property manager who had suddenly realized one of the many strata properties she was responsible for had a 2-Year Warranty date that was about to expire the following week. However, this particular date also happened to fall on a long weekend and would need to be submitted ahead of that to succeed.

This property manager was understandably stressed out by the situation and was searching for professional help from someone who has knowledge and experience with New Home Warranties. Luckily, we already had an existing relationship with her, as we had previously assisted her and others in the same office with other buildings and complexes. The real questions was, “can you do this in time to save the day?”

Glenn was luckily able to quickly mobilize, put on his project-manager’s hat and coordinate up to three necessary specialized trades people to meet at the strata property as soon as possible and in one site visit. Between them, they were able to collect all the data needed to allow Glenn to write a Warranty Claim Report, append the other trades’ reports and get these items in to all stakeholders before the deadline and before the close of business ahead of the long weekend.

We were just able to pull out all the stops and “save the day” by making this all come together in a matter of days. By contacting us, the property manager was able to solve this problem and relieve the stress of almost missing the warranty deadline and was able to sit back and enjoy her own family time over the long weekend.

Recommendation:

We recommend you file the necessary paperwork to all stakeholders well before the deadline, to insure there are no problems in getting everything in on time. Also, to regularly review and schedule warranty expiry dates in a spreadsheet, keeping it in clear view and arranging a month ahead when possible.

However, if you are ever in a sticky situation such as the one described above, do not hesitate to contact us to assist in efficiently getting you through this same situation on time and relieving your own warranty-coverage stress.
