Property Management Success Stories: A Close Call

Last month, Duxbury & Associates got an urgent request from a local property manager who had suddenly realized that one of the many Strata properties they were responsible for had a 2-Year Warranty date that was about to expire at the end of March. However – that date landed over the Easter long weekend and would need to be submitted ahead of that.

This property manager was understandably stressed out by the situation and was searching for professional help from someone who has knowledge and experience with New Home Warranties. Luckily, we had already assisted that property manager and others in that office with other buildings and complexes. The real questions was, “can you do this?”

Glenn Duxbury was able to mobilize, put on his project-manager’s hat and coordinate up to 3 necessary specialized trades people to meet at the Strata property, as soon as possible and in one site visit. Between them, they were able to collect all the data needed to write a Warranty Claim Report, append the other Trades’ reports and get these items in to all stakeholders before the end of the month and before the close of business before the Easter long weekend, as the warranty expiry date happened to occur on April 1.

Duxbury & Associates were JUST able to pull out all the stops and save the day by making this all come together in a matter of days before the holiday at the end of that month. By contacting the professional home inspector/consultant, the property manager was able to solve this problem and relieve the stress of missing the warranty deadline, so as to be able to just enjoy their own family time.

Recommendation

Duxbury & Associates recommends you file the necessary paperwork to all stakeholders WELL BEFORE the deadline to do so, ideally, to insure there are no problems in getting everything in on time.
