What is Home Warranty Insurance?

Home warranty insurance is designed to protect new homes in British Columbia against construction ‎defects in materials and labour. Since July 1, 1999, all new single-family and multi-family homes built for sale in BC have been required by law to carry mandatory third-party home warranty insurance for construction defects, but only for a specified time. Miss it by ‎one (1) day and it’s gone forever!

 What is 2-5-10 Warranty Coverage?  2-5-10 Year Warranties protect homeowners from a range of construction defects, related to materials and labour, for designated periods of time.

 

If defects are discovered, document and present to Homeowner Protection Office.  Telephone 604-646-7050  Email: hpo@hpo.bc.ca. You may be lucky with your submission. However we have a proven system ensure your best chance for a positive outcome, instead of just “hoping”.

1 year – any defects in materials and labour on non-common areas in strata units and detached homes.

2 Years – Construction Defects in Materials and Labour. (Including the electrical, ‎plumbing, heating, ventilation and air conditioning delivery systems, as well as for the ‎exterior cladding, caulking, windows and doors)

5 Years – Building Envelope Defects (Water Leakage / basement / foundation, roof, exterior walls, windows and ‎doors)

10 Years – Major Structural Defects

15 Months – Strata Common Areas (There is also a lesser known “15 month” expiry date for strata common areas.)

Many strata corporations in the lower mainland are nearing their 15 month (common area) deadline or their 5-year (building envelope) deadline and don’t even realize it. They will need to take immediate action to ensure all required repairs are adequately documented to reported to the proper authorities before the builder’s obligation expires. If they delay, they will have to pay to repair construction defects out of their own pockets.

When is it “too late” to claim Home Warranty Insurance?

Home Warranty Insurance begins counting down from the date you purchase your new home or condo.

Knowing your home warranty insurance ‎expiry dates are critical to determining when coverage will disappear ‎forever.

Insurance companies are very strict about these deadlines. If the documentation and input process is not started before the expiry date, you’re out of luck. ‎
