Building Commissioning – a tool originally developed for HVAC systems & the military, before a new ship was launched into service, is being extended to all new building systems in many areas. Many major companies and government agencies are moving to now require the commissioning process on new construction and renovation projects.
Owners of institutional, commercial & industrial buildings and large, multi-unit residential buildings must use proven quality management tools and process systems that match their needs, meet their budgets & schedules and reduce operating problems (i.e. cost- quality, energy-efficiency, full function, etc).

The process is really ensuring all systems are functioning as designed, as intended and as installed. Roof should not leak and be professionally installed, Heating should all be functional, Electrical should reliably meet all your needs and expectations, safely, Plumbing should be reliable and fully functional – with no leaks – and Doors & Windows should all be working properly, for example. Just because they are “new”, do they really ?

Decks & Balconies should all be safe to use – regardless of how far off the ground they are.

The basic purpose of building commissioning is to provide documented confirmation that building systems function in compliance with criteria set forth in the Project Documents, to satisfy the Owner’s operational needs. Commissioning of existing systems may require the development of new functional criteria, in order to address the owner’s current systems performance requirements. The term “building commissioning” refers to complete buildings, building systems and the process systems located within.
The term “Project Documents” refers to planning /programing documents, as well as construction documents (drawings, specifications, submittals, etc.) relevant to the construction and operation of the building systems.
The exterior finish, for example, should be installed to shed water and to meet the eye. This is not about color or aesthetics, rather function and performance – quality assurance.
